How do I share a link to a property report?

HelloData includes functionality to share links to each property report. Just set the link from private to public, copy it and send to whoever you want.

How do you extract specials/concessions data?

We use AI to extract the number of free months offered, one-time dollars off, recurring dollars off, reduced rents, lease term conditions, deadlines (usually the date by which you have to move in to qualify for the concession), and waived fees.

How does HelloData calculate moving average market rents?

We take the last listed price before each unit is removed from the market over the last 90 days and average it.

How Does HelloData Calculate Multifamily Income and Expense Benchmarks?

HelloData calculates expense benchmarks for properties by automatically identifying comparable properties, averaging recent rents, and applying ML to a database comprising tens of thousands of multifamily operating expense data points.

How often do HelloData's pricing recommendations update?

We provide daily price recommendations. If the underlying data hasn’t changed (no new applications, leases signed or vacancies since the last update) we’ll still calculate daily pricing for every unit, but changes will likely be minimal.
